BOOKING CONDITIONS
General
comfortandmore consultancy searches and selects rental accommodations for their clients.
The rental contract is made between the client ( hereafter called "the Renter")
and the property owner (hereafter called "the Lessor") according to the conditions
as mentioned hereunder. The Renter is in all legal aspects liable to the Lessor and vice versa. 
Arrival and Departure
The accommodation will be available on the first day of the hiring period from 
04.00 pm and has to be vacated on the last day of the hiring period before 
10.00 am unless otherwise agreed and/or organized with the Lessor.
Check-in/check-out
The keys of the accommodation will be available at reception desk, the office of
the Lessor's representative or at the accommodation. In other cases the Lessor
or it's representative will receive the Renter at the Villa.  Any damages to the
accommodation or it's content will be assessed before departure between the
Lessor or it's representative and the Renter; also costs for (requested) extra
cleaning, or requested other services, excessive telephone costs, which are not
covered by a deposit, will be paid in cash at departure of the Renter.
Obligations of the Renter
The accommodation will be let to the applicant of the booking reservation; she/he
is the addressee on the invoice and the groupleader, has reached the age of 
18 years, is one of the renters and takes responsibility also for the fellow-travellers
with regard to the compliance with these booking conditions and the Lessor's house
rules. The number of persons (including children) occupying the property shall not
exceed the maximum number of persons as mentioned on the booking form. 
The parking of caravans and/or campers, or setting up tents on or near the property
are strictly forbidden during Renter's tenancy.  The Lessor reserves the right to
terminate the contract without notice and without refunding any payment in case of
breach. The Renter takes good care of the property and agrees to refund costs of 
damages occurred during his stay to the Lessor before his departure.  It is therefore
strongly recommended that the Renter and other guests of the object are sufficiently
insured against such damages. The Renter shall allow the Lessor to carry out small
maintenance if needed and requested.
Invoicing and payments
comfortandmore consultancy will invoice the Renter after the reservation has been confirmed by
the Lessor.  50% of the rental sum is due at the date of invoicing; the remaining
amount, inclusive a 5% deposit with a minimum of Euro 500,00 for eventual damages
and deposits for pool heating, use of telephone or airco/heating (if any), will be
invoiced 6 weeks before arrival. The deposit will be paid back within 4 weeks after
departure of the Renter and after deduction of costs of damages (if any), actual
costs (if any) of telephone, pool heating, airco/heating, or requested extra cleaning.
Alterations and Cancellations by Lessor.
comfortandmore consultancy reserves the right to modify or cancel the booking at any time or
when necessary to do so as a result of a force majeure, or any other occurrence outside
the control of comfortandmore consultancy. In the event of such cancellation,
comfortandmore consultancy shall inform the Renter as soon as possible and, if requested,
will try to arrange alternative rental property of a similar type and standard and in a similar
location as originally requested. The Renter has the option of accepting the substituted
rental property and paying the new booking price or receiving the difference in the rate
of new rental property or comfortandmore consultancy  will provide a full refund of the
Rental Sum and shall be under no other liability, including travel expense, alternative
lodging or other expenses.
Cancellations by Renter
Any booking cancellation by the Renter shall be made in writing. The Renter shall inform 
comfortandmore consultancy  about a planned cancellation by mouth forthwith in order to allow
comfortandmore consultancy  to offer the accommodation to other clients during this period.
Deposits will be refunded to the Renter, the rental sum however will only be refunded to
the Renter minus Euro 200 handling charges, when comfortandmore consultancy  or the Lessor have 
obtained another booking for the same period.  comfortandmore consultancy advises the Renter to
close a cancellation insurance with her/his local agency.
Complaints
comfortandmore consultancy  ensures that all information about the accommodation is accurate
to it's best knowledge but cannot be made responsible for any changes to the property made
by the owner or caused by influences beyond their control.

In the unlikely event any problem should occur with the Rental Property, the Renter shall
immediately notify the Lessor to correct the problem. If the Lessor is unable to rectify the
situation, Renter shall immediately contact comfortandmore consultancy.
The Renter shall allow the Owner reasonable time, under the circumstances,
to remedy the problem, or to find a suitable replacement rental property.
Vacating the Rental Property without comfortandmore consultancy's authorization shall
not constitute an adequate cause for a refund. Failure to give notice of a complaint
when it occurs during the rental period and/or failure to remain in contact by
telephone or fax while providing the Lessor and comfortandmore consultancy an opportunity
to remedy the complaint during the rental period will void any claim.
comfortandmore consultancy  cannot be held liable for an amount of money exceeding the rental sum.
